BTO Renovation Timeline in Singapore: A Week-by-Week Plan
Most BTO renovations take around ten weeks of site work, but the real timeline starts months earlier. Here is the typical order of works and what to book when.

Getting your BTO keys is the start of a long to-do list. A typical BTO renovation timeline is about ten weeks of work on site, but the planning, permits and orders around it can add weeks before and after. This guide shows the usual order of works and what to line up when.
Timelines vary with the size of the flat, the scope and your designer's schedule. Treat the weeks below as a typical pattern, not a promise.
Before the keys: what to settle first
Start planning before collection so you are not paying for an empty flat longer than necessary.
- Set a budget with a buffer. See what a 4-room BTO usually costs and keep around 10-15% aside.
- Choose your designer or contractor and confirm they are HDB-registered, because they apply for your renovation permit. Read how to choose an interior designer.
- Finalise the design: floor plan, carpentry drawings, electrical points, lighting and finishes.
- Order long-lead items early: appliances, sanitary fittings, lights, tiles and countertops can take weeks to arrive.
A typical BTO renovation timeline: ten weeks on site
| Week | Typical works |
|---|---|
| 1 | Site protection, hacking where planned |
| 2 | Masonry and plumbing |
| 3 | Electrical rewiring, air-conditioning trunking |
| 4 | Floor and wall tiling |
| 5 | False ceiling and partitions |
| 6 | Painting |
| 7 | Carpentry installation |
| 8 | Doors, lighting and sanitary fittings |
| 9 | Glass works, accessories |
| 10 | Cleaning, defect rectification, handover |
Some firms run trades in parallel to finish faster, and a lighter scope (no hacking, less carpentry) can be shorter.
Plan backwards from your move-in date
Work from the date you need the home and subtract the stages: about ten weeks on site, a few weeks for cleaning, defect fixes and the handover walk-through, several working days for the permit, and time to finalise the design and order long-lead items. For example, if you want to move in at the end of month six, plan to have your designer chosen and the contract signed by around month two, and the design locked and orders placed by month three. Start earlier if you plan to hack walls or change the layout.
Permits and rules that shape the schedule
Hacking and similar works need an HDB renovation permit, which your registered contractor applies for. Approval usually takes a few working days, so do not book hacking to start the day after you apply. Noisy works are limited to certain weekday hours and nothing happens on Sundays or public holidays, so a week on paper may contain fewer working days than you expect. Our HDB renovation permit and rules guide covers the basics.
What commonly delays a BTO renovation
These are the things that most often stretch a BTO renovation timeline:
- Late decisions on tiles, laminates or lighting
- Back-ordered items such as appliances and fittings
- Permit applications submitted late or incomplete
- Changes mid-project, which affect carpentry lead times
- Defects found at inspection that need rework before handover
After handover: do not skip the defects check
Walk through with your designer before signing off, testing every tap, switch and cabinet. Agree the defects liability period in your contract. Our renovation checklist includes a handover inspection list you can tick off.
Frequently asked questions
How long does it take to renovate a BTO flat?
Many projects take about eight to twelve weeks of site work, with around ten weeks a common benchmark, plus planning and ordering time before it starts.
When should I start planning my BTO renovation?
Before you collect your keys. Choosing a designer, finalising the design and ordering long-lead items early keeps the site schedule short.
Can I move in right after the renovation ends?
Allow time for cleaning, defect rectification and any final inspection. Many homeowners also let paint and new materials air before moving in.
